Summary

[edit]
Description
English: Looking south at the Gallatin Building (40 E Main Street), in Bozeman, Montana. It should not be confused with another "Gallatin Building", an apartment complex that originally existed as 424 E. Main. (That building was demolished in 2000 and a new structure, Jacob's Crossing, erected on the site.)

Constructed in 1901, it originally housed a department store known as "The Fair." It later became a cannery. In 1971, pharmacist Jim Westberg (owner of Western Drug), purchased the building and moved his store into the ground floor in 1972. Westberg sold the structure in 2009 to West Main Partners, a family-owned real estate company led by Harry "Hap" Parks.

The Parks family considered tearing down the building, but ended up renovating it instead. The second floor was gutted, revealing historic wooden floors that were refinished. New skylights were installed, new office suites constructured, and original ornamental hallway arches and moldings conserved and painted. The entire building got new electricity, broadband, HVAC, and plumbing -- as well as a new roof. The interior work alone cost $240,000.

The Main Street facade also received a makeover. Paint was stripped from the brick, mortar and joints repointed, steel beams installed to reinforce the sagging brickwork, and new front windows put in. The original facade feature inset windows on Main Street, so this feature was retained. The goal was to try to mimic the facade as seen in a 1908 photograph. The Black Street facade also got refurbished. In addition to paint removal and repointing, a new sidewalk was installed with three new street lamps (in an early 1900s style) and trees. A bench and a bike rack were also added.

The Gallatin Building is a contributing property to the Main Street Historic District , which was added to the National Register of Historic Places on December 21, 1987.
